(1) Purchase or Sale
A purchase and sale agreement or real estate contract provides protections for each party in a real estate transaction. Contracts may include sale price, closing date, amount of deposit, inspection, survey, title insurance as well as details about adjusting utilities, property taxes, and other fees. You may or may not have a real estate agent but legal representation is recommended.
Refinancing is when a person or entity revises the interest rate, payment schedule, and terms of their loan agreement. Many choose to refinance when the interest rates are lower resulting in substantial savings from their original loan agreement.
A rental agreement or lease agreement is a legal document that outlines the arrangement between landlord and tenant. Leases may include the amount of rent, security deposit, maintenance, pets, late charges as well as sub-letting and termination. A lease agreement should be acceptable to both parties.
(4) Summary Process (Eviction)
When a landlord wants to part ways with a tenant, the eviction lawsuit is called “Summary Process.” Landlord serves tenant a notice to quit outlining the reason for the eviction. Tenant is given a certain amount of time to vacate the premises. Evictions are highly technical, can be time consuming, and favor tenants. Landlords should not wait to enforce their rights.
