Attorney Murdo Smith

Attorney Smith has over twenty years of experience in real estate law.  As a partner in his former law firm, Attorney Smith was responsible for the residential and commercial real estate department, which closed between seventy and one hundred loans a month in Connecticut and Massachusetts.

Attorney Smith then sold his practice and accepted a position as VP of Settlement Services for Emax Financial Group.  In said capacity, Attorney Smith was responsible for all aspects of the business plan including: creation of the department, organization, staffing, work-flows, licensing and customer development.  While there, Attorney Smith grew the division from a concept to a multi-state settlement services company closing over 500 loans a month.  Attorney Smith is now of counsel to Greene Law PC in Farmington, CT and continues to focus exclusively on Real Estate Law

Of the above experience, the most critical lesson learned is the understanding and value of the trust required of the client referring business.  Maintaining a close relationship, understanding the lender's work-flow, working with them (often offering solutions to improve efficiency and timelines), and tailoring the closing work-flow to make the process as efficient as possible is key to distinguishing the borrower’s experience and ultimately grow the reputation and good will of the lender.  In addition to working with the lender, it is also important to note that the attorney is, in most cases, the last interaction the borrower has with respect to the transaction.  As such, the attorney is in a unique position to make a final impression which puts all persons in the process in the best light possible.

Note from Attorney Murdo Smith~

As an example of my attention to the above, one unique benefit I offer to refinancing borrowers is to close at any time and place which is most convenient for them.  This has been very well received and a distinguishing value add for loan officers to promote.  Again, our focus is to work closely with the lender to put processes in place which makes the closing go as smoothly as possible and to do whatever is possible to make the experience for the borrower as enjoyable as possible.

We offer a growing range of home loan and refinancing options. These include loans insured by the FHA, VA and USDA, Jumbo loans up to $2.5 million, and financing for new construction, second homes and investment properties.
After your loan closes, it will likely transition to our Servicing division* instead of being sold to a different company for servicing. This enables us to continue our business relationship.

CHFA~ Connecticut Housing Finance Authority

The Connecticut Housing Finance Authority (CHFA) was created in 1969 by the Connecticut Legislature as a self-supporting quasi-public housing agency charged with the purpose of expanding affordable housing opportunities for Connecticut’s low- and moderate-income families and individuals.

Since then, CHFA has helped almost 120,000 Connecticut individuals and families become homeowners through its low-interest single family mortgage programs.  In addition, CHFA has financed the creation of over 32,000 affordable, quality rental units throughout the state.  To date, the combined mortgage financing for CHFA’s single- and multifamily housing programs exceeds $11 billion.

CHFA continues to seek innovative and effective ways to respond to the changing needs of Connecticut’s communities and meet its statutory purpose.  As one of only a few housing finance agencies in the nation to attain AAA bond rating from Standard and Poor’s Rating Service and Moody’s Investor Service, CHFA is proud to celebrate 40 years of creating and supporting affordable housing options for Connecticut residents.
